ROI is essentially what someone is willing to pay for the project you completed. ROI for any project depends on several items:

1. Market

If the market is saturated with homes similar to yours at the time of sale, it is important to have features that set your home apart.

2. Quality

The quality of the project is very important. It is easy to cut corners due to cost, especially windows & sunrooms. The overall quality might be the feature that sells your home in the future.

3. Function

What is the intended use of your project and how does it flow?

4. Appeal

There are many builders that will cut corners on windows, siding, shingles, and sheathing just to save a few dollars initially. This initial savings is going to cost you more money down the road than if it was done right initially. Cheap windows are probably the single biggest mistake that new homeowners make. One of two things happens; the cheap windows will cost more in energy use and/or have a shorter life span, which means replacement windows sooner than necessary.

Blair Construction will build your deck with any material you would like, but recommends Premium Composite. Premium Composite was developed by taking key elements from several other composite decking manufacturers and combining them into one hybrid composite decking.

Some additional items to consider when planning for a deck would be cedar decking vs. pressure treated vs. composite, a built in grill or outdoor cook area, seating, shade, canopies, aluminum spindles, composite spindles, standard cedar or treated handrails, and lighting.

Andersen Windows and Doors is the number 1 window company in the US based on sales, and offers a broad spectrum of windows and doors.

Hayfield windows are probably the best windows available for replacement of old windows. The flexibility of sizing and other custom options allow us to fit a window perfect for the existing situation.

Beware of window companies claiming to replace any size window for $189. Once all the necessities are added and you pay to have the debris removed the low price is gone and you are stuck with a poor quality window for the same price as a good window.


About Us

Brothers Scott and Shane Blair were introduced to remodeling and construction as children by helping their father and his construction company. After learning the trade the brothers started their own company in the Omaha area in 2001.

Between Scott and Shane they have a combined total of over 20 years experience in construction. In Mar 2008 Shane returned home from a 1 year deployment in Iraq where he served as a navy Seabee, performing construction projects for the US military.

How The Process Works

Step 1: The Initial Visit

The Initial Visit will consist of an on site Project Assessment. During the visit a discussion about the scope of the project and materials to be used will be followed by site dimensions or proposed area.

Step 2: Drawings & Estimate

Depending on the complexity of the project, elevation and design drawings may need to be performed in order to obtain accurate estimates for project total. Once drawings have been approved, a bid will be put together covering all aspects discussed during the initial visit. All bids are firm, if the customer adds work beyond the initial contract they will be billed accordingly.

Step 3: Modifications to Design

Modifications or product changes are made if necessary.

Step 4: Approval of Contract

Once both parties agree on the scope of work to be completed and corresponding price, a contract will be signed prior to beginning work.

Step 5: Obtain Permits

Obtain permits if necessary. Most projects will require a permit to be obtained. Any time we work with structural elements, electrical, HVAC, or plumbing we are required to have a permit.

Step 6: Perform Work

Work is performed as agreed to in the contract. We oversee the entire process from start to finish. Our services include obtaining permits, preparing for construction, coordination of employees, you and the subcontractors to ensure everyone is on the same page at all times. We do this because open lines of communication help the project go as smooth as possible.

Step 7: Clean Up & Final Inspection

Upon Completion we perform a rough clean which includes removal of all debris, broom clean floors, and removal of product stickers and excess caulking. The last step is a final walk through with you to verify everything was completed to the highest of standards.
